Project Scope

Construction is underway for a new cross-dock speculative warehouse park in Northwest Houston on Signat Drive near Texas Highway 290 and 6. The 22-acre site will have two cross-dock buildings, one at 160,160 SF and the other at 193,400 SF. They will also feature 102 dock doors, eight drive-in doors, and a 32′ clear height for future tenants. The site will have space for a 210-car parking lot. Construction is slated to be completed by late spring of 2023. 

Sendero Industries provided a complete civil package:

  • Grading and compaction, including 38,222 SY of paving stabilization at 36 LBS/SY

  • Excavation of detention pond and haul, spread, and compact soils from detention ponds to construct two building pads

  • 4,460 LF of storm sewer

  • 1 lift station

  • 12 landscape inlets, 27 precast concrete grate inlets, and 15 precast manholes, including backfill and stabilization

  • 1,189 LF of sanitary sewer

  • 1 road bore

  • 2,595 LF of fire/water main and 3 fire sprinkler service entries, 2 fire hydrants, and 2 backflow preventers
